Determining Rental Range

When it comes to assessing the rentable range of any property and comparing other similar properties, we look at and assess the following variables:

  • Proximity of your home to other properties for rent on the market (typically located within a 1km radius)

  • Accommodation (Bedrooms, Bathrooms & car spaces)

  • Timing (the rental market is very dynamic so we only asses the last 3-6 months of leased properties)

We normally analyse the data using the above criteria and provide a price within a 10% range

Fees & Costs

Our fees to manage your property can be broken down into 2 main components:

One off fees

These are broken up into 2 categories:

  1. The letting Fee - This covers all aspects of preparing the property for leasing including advertising, negotiating, checking references and preparing the lease documents.

  2. Advertising Fees - This covers all costs associated with loading the property on the internet, a board for the property and professional photography.

Ongoing Fees

The Management Fee - This is usually a percentage of the monthly rental and covers the receiving of rent, payment of rent to the landlord, reporting, payment of outgoings and all aspects required to look after your property. It is important to note that unlike many agencies, we do not charge any additional fees such as admin fees and statement processing fees as we believe that these are the costs of doing business and should not be a concern of our clients.
